Retaining wall and septic – Real estate nightmare.. or not?

So I am interested in purchasing a waterfront home in Oro. I have a signed offer that expires tomorrow evening. The real estate agent, who happens to also be the homeowner said the house was 25yrs old.. it’s probably closer to 50 I learned as I dug deeper. During the inspection process I discovered that there’s a retaining wall behind a boathouse that’s crumbly. In addition, the septic tank is 48yrs old and likely at the end of its life.

Run???

…or are these things relatively fixable?

The house is absolutely perfect for us (despite being a lil over budget) however it is a very old home and I worry that this might just be a sign of more challenges to come…
